Floors above dirt spaces are susceptible to problems created within the space itself. Moisture changes and weak foundation soils in a space can cause columns to shift and settle. Sagging beams and floor joists are often the result of improper spacing of existing pier columns or weakened floor systems due to mold and wood rot. As these forces of nature occur in the space, the floors above begin to also sink and sag.
The Smartjack System permanently lifts and stabilizes existing beams and floor joists. A solid base of engineered fill addresses the problem of weak foundation soil by transferring the weight of the home to competent strata. Steel columns are secured to the beams or joists in the space. Heavy-duty, threaded rods allow for adjustment and a custom fit for each SmartJack System installed.

Having foundation problems can be a frightening thing! The wall in the before photo is the result of soil expanding and putting added pressure, which in turn caused the wall to crack and buckle. Our design specialist, Corey Pylkas, recommended the Geo-Lock Wall Anchor System. Geo-Lock Wall Anchors stabalize foundation walls by connecting two steel plates together with a galvanized steel rod. Based on the severity of the wall movement, excavation was recommended, allowing the wall to be immediately straightened.
